Position Summary Information

Position Summary: The position of Maintenance manager has direct managery responsibility over the plumbing and electrical trades in providing building maintenance for the University.

Austin Peay State University is a four-year public, doctoral-level university, with six colleges and four Chairs of Excellence. The University has an enrollment of over 9,000 students and is located in Clarksville, Tennessee, a community of an estimated 166,000 people located approximately 40 miles northwest of Nashville, TN

Primary tasks and Job responsibilities:
   » Supervise employees in accomplishing skilled tasks such as plumbers, electricians and maintenance workers; at times supervise carpenters, painters and HVAC technicians
   » Review and prioritize work orders and work assignments.
   » Meet and coordinate with customers to establish maintenance requests.
   » Inspect buildings to determine maintenance needs.
   » Evaluate completed work.
   » Prepare material lists from subordinates, obtain materials and resupply subordinates as needed; order materials as needed.
   » Cross-train employees when possible into all phases of building maintenance.
   » Supervise subordinate employees to include preparation of performance evaluations and taking disciplinary action when needed.
   » Maintain an emergency call-in list for all supervised personnel.
   » Work as needed in all trades to effect repairs to building systems.
   » Perform other related tasks as assigned.

   » capability to work in an on-call capacity and inclement weather tasks.
Physical Requirements:
   » Exerting up to 50 pounds of force occasionally, and/or up to 20 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.
   » Bending, twisting and lifting weights to 100lbs.
   » Heights and working on elevations of 60 feet.
   » capability to work off ladders and lifts.
   » Must wear proper PPE (safety shoes, hearing and eye protection)as required.
Required Minimum Appropriate qualifications:
   » High school graduate or equivalent.
   » Minimum three (3) years managery practice over maintenance trades.
   » expertise of plumbing, electrical, carpentry, painting, and HVAC.
   » Valid driver's license.
   » A background check will be required of the prosperous applicant.
