Work Schedule 8:00 am - 5:00 pm; Monday - Friday with occasional evening and weekend hours required, as necessary.

Primary Purpose of Position The Maintenance Technician is an integral part of the everyday operations, maintenance and preventive care of the Student Union at UNC Charlotte. He/She is primarily responsible for the development, assessment, and implementation of all related preventive maintenance tasks, work requests, and other assigned projects within the Student Union. He/She should possess at least one trade as carpenter, painter, or plumber at a Journey Level. He/She serves as a member of the Student Union Facility Services Team and participates in all departmental initiatives and developmental activities. He/She is responsible for guiding and leading efforts to identify and resolve facility-related maintenance problems, as well as promoting outstanding customer service to all constituents of the Student Union.

Minimum Education/practice Required Minimum Appropriate qualifications:
Graduation from high school or equivalent. practice in the trade(s) areas related to the position's function may be substituted on a year-for-year basis.

University Preferred Appropriate qualifications:

Graduation from high school or equivalent and two years practice. practice in the trade(s) areas related to the position's function may be substituted on a year-for-year basis.

Essential Job tasks
   » Responsible for the development, assessment, and implementation of all related preventive maintenance tasks, work requests, and other assigned projects within the Student Union.
   » Possess at least one trade as carpenter, painter, or plumber at a Journey Level.
   » Perform everyday building inspections (maintenance needs, risk management issues, items for future attention, etc.) and report to the Maintenance manager.
   » Guide and lead efforts to identify and resolve facility-related maintenance problems.
   » Promote outstanding customer service to all constituents of the Student Union.
   » Maintain a consistent, high quality standard when making repairs to Student Union facilities, fixtures, and furniture.
   » Work within routine safety, maintenance, repair and inspection schedules. Respond to all in-house maintenance requests in a timely manner, making referrals to Facilities Management as necessary.
   » Maintain consistent and detailed communication with Maintenance manager regarding all maintenance related projects and issues; provide data/reports as required.
Other Work Responsibilities
   » Manage all maintenance supply inventories. Maintain a listing of all items in inventory. Coordinate replenishment activity to ensure parts and supplies are available when needed.
   » Recommend Facilities Management work orders or purchase requisitions to the Maintenance manager for repair items that cannot be completed in-house.
   » Identify and repair or refer problems with security and door hardware and locks.
   » Act as liaison with Facilities Management departments, contractors, and vendors.
   » Assist in maintaining all vehicles in coordination with Physical Plant Preventative Maintenance schedules, keeping them fueled, cleaned and maintained at all times.
   » Conduct appropriate assessment activities related to building maintenance, operations, services, environmental controls and other areas as needed, and make recommendations for improvements.
Departmental Preferred practice, expertise, Training/Education
   » Three or more years of progressive practice in the performance of tasks connected with one or more assigned trades, including two years of journey level work in the at least one building trade; or an equivalent combination of training and practice.
   » Three or more years of practice in a Student Center, Student Union or University Center environment, and a general knowledge of the function that a Student Union plays on a college campus.
   » practice in carpentry, painting, plastering, plumbing, maintenance and repair.
   » capability to use and care for mechanical and power hand tools including, but not limited to, saws (hand, band, radial, table, and miter), drills and drill presses, sanders, pipe threaders, paint applicators, ladders, lifts, planes, and routers.
   » Proficient computer expertise (MS Office suite, email, mainframe applications).
   » capability to troubleshoot plumbing systems, as well as use tools necessary to prepare work surfaces for paint and other finishes.
   » Strong organizational expertise documented by prior practice.
   » Excellent verbal and written communication expertise.
   » Knowledge of symbols and principles involved in plans, blueprints, and drawings.
   » Understands and complies with University Safety, State, and OSHA requirements and reading safety manuals.
   » capability to develop collaborative relationships.
   » capability to measure materials or distances, using square measuring tape, or ruler.
   » Physical strength sufficient to execute heavy tasks.
   » practice in student-centered environments (preferred).
   » Proficiency in managing work order systems, building system software.
   » Project management expertise and basic knowledge of building plans.
Necessary Licenses or Certifications Positions may be required to possess and maintain required certification, licensure, educational level, and/or practice criteria as applicable to the tasks being performed and follow applicable building codes.
