Hours per week 40-50 FLSA Status Exempt Division Business Affairs Department Facilities Management (Adm) Work Location FM - Maintenance Operations income Range $82,000- $92,000 Primary Purpose of Department Performs the operation, maintenance, and repair of real property systems including buildings, building systems, and utility infrastructure. Primary Purpose of Position Manage the maintenance and operations of building electrical systems and medium voltage electrical utility systems all over all University properties. Summary of Position Responsibilities Servers as maintenance manager of the electrical maintenance, elevator maintenance, and fire protection systems shops. » Use general electrical engineering expertise to manage the maintenance and repair of medium voltage distribution, building electrical, lighting, elevators, fire alarms, and fire sprinkler systems for a large research university campus. » Integrate general electrical engineering expertise, perspective, and methodology into everyday maintenance activities to enhance the lifecycle management of systems and energy conservation (i.e. maintenance engineer). » Serves as co-chair of the Electrical Systems Relicapability and Asset Management working group. » Lead three managers and 25 technicians in safely maintaining and repairing electrical and connected systems. » Lead teams in emergency operations and emergency maintenance during destructive weather and other emergency events. » Manage a work order quality control program for workmanship and safety. » Provide technical oversight of your shops when involved in capital projects and coordinate multi-shop maintenance projects. » Review construction drawings and plans and recommend changes as appropriate. » Use and recommend improvements to Building Automation Systems (BAS), SCADA, and other remote monitoring systems. » Negotiate maintenance contracts and supervise the quality, safety, and cost of all work performed. » Analyze the cost, quality, and timeliness of your shops' performance and implement improvements. » Analyze condition monitoring data from thermographic, oil, ultrasound, and other analyses to determine indicated failure modes and develop work plans to prevent them. » Interact with customers to ensure their needs are met and manage expectations of shop capabilities appropriately. » Lead root cause analyses. » Lead failure mode and effects analyses. » Ensure that employees are trained, understand, and comply with University, state, OSHA, NFPA, NEC, ASME, and other governing policies and procedures. » A computerized maintenance management system is used to manage work orders and projects. » Continuously educate yourself and your shops on maintenance processes and techniques including relicapability-centered maintenance (RCM), condition-located maintenance (CBM), and preventive maintenance (PM). » Perform and enforce HR processes and standards. Minimum Education/practice » Bachelor's degree in an electrical engineering discipline and 10 years' practice in commercial facilities maintenance; or equivalent combination of training and practice. » 10 years of managery practice. » practice with medium voltage distribution systems. » practice with commercial fire alarm system maintenance. » practice with 460V commercial and industrial electrical system maintenance. » practice working with building automation systems and controls. » Project development and management practice. » Relicapability-centered maintenance practice. » Proficiency with an asset management and maintenance management system (CMMS).
