This position is designated as ?mandatory' and, when contacted to report to work, its incumbent is expected to reach the campus as expeditiously as possible using normal precautions as dictated by the adverse weather conditions.

Primary Purpose of Position This position will be classified as Specialty Trades Technician-Advanced and reports to the HVAC Shop manager.

This position will serve to help provide uninterrupted continuous operations. The incumbent will primarily work as a member of the Maintenance Operations Department as a lead technician to support Maintenance Operations efforts to serve the research and critical facilities on campus. This position will be responsible for reporting, documenting, following up with, and resolving all concerns of campus research and critical facilities as directed. Executes maintenance priorities and responsibilities in commercial air-side HVAC systems to ensure operational readiness using relicapability-centered maintenance practices. Performs annual operational checks of the campus facility's equipment. This includes all infrastructure needs for all HVAC systems and components, including compressed air, air dryers, vacuum pumps, AHUs, RTUs, exhaust fans, controls, DOAS units, Split systems, CRAC units, and FCUs for UNC Charlotte.

Minimum Education/practice Required Minimum Appropriate qualifications:

High school diploma or equivalency and two years of practice related to the area of assignment; or equivalent combination of training and practice.

University Preferred Appropriate qualifications:

Graduation from a technical college with an Associate degree in electromechanical technology or instrumentation technology and four years practice related to the area of assignment practice; or an equivalent combination of training and directly related practice.

Essential Job tasks
   » Maintain and perform troubleshooting for commercial HVAC Systems for all campus HVAC and related equipment.
   » Diagnose, repair, and commission the commercial HVAC Systems as required.
   » Review commercial HVAC Systems designs and inspect installation on new and existing systems.
   » Identify problems with existing commercial HVAC Systems and implement solutions.
   » Safely service electrical motors, drives, and controls.
Other Work Responsibilities
   » Mentor and lead other junior technicians to sustain and maintain commercial HVAC Systems.
   » Respond to after-hours trouble calls for resolution via coming onsite to ensure problems are corrected in critical facilities as required.
   » Work directly with contractors and maintenance personnel to execute repairs, retrofits, upgrades, or improvements to existing campus commercial HVAC Systems.
   » You will have the opportunity to execute work independently or in teams, showcasing your adaptcapability and empowering you to accomplish everyday tasks effectively.
   » Lift a minimum of 25 pounds and climb ladders as needed.
   » You will perform other tasks as assigned and delegated by your manager, who will provide the necessary guidance and support to ensure the smooth operation of all commercial HVAC Systems and the work unit.
Departmental Preferred practice, expertise, Training/Education
   » Graduation from a technical college with an Associate degree in electromechanical technology, instrumentation technology, science or engineering technology, and four years of related practice, or an equivalent combination of training and directly related practice, is required.
   » practice in troubleshooting the following:
- a. Electrical and power system basics
- b. AC induction motor
- c. Operation, setup, and maintenance of VFD/Bypass systems
- Program drive parameters
- Speed, torque, and horsepower relationships related to variable frequency drives
- d. Troubleshooting using Fault Detection and Diagnostics, and Root Cause Analysis
- e. Improving the relicapability and extending the life of commercial HVAC Systems with proper installation and O&M maintenance practices
   » practice with research methods and laboratories that include BSL 2 & 3, Vivarium, clean rooms, precision metrology labs, wet labs, and BSL2P greenhouses.
   » capability to effectively communicate the English language (reading, writing, interpretation, and comprehension.
   » Computer literacy required.
   » expertise and skill with Google Chrome, Microsoft Word, and Excel, and availability to lgain new programs required.
   » capability to effectively work/interact with everyone.
   » capability to foster and create an atmosphere of teamwork.
   » A valid driver's license is required. The Compressed Air Technician operates assigned vehicles on and/or off campus and is required to possess, maintain, or obtain a valid driver's license upon appointment to the position.
