Mandatory Position
This position is designated as ?mandatory' and, when contacted to report to work, its incumbent is expected to reach the campus as expeditiously as possible using normal precautions as dictated by the adverse weather conditions.

Primary Purpose of Position This is a Facility Maintenance Technician (Mechanical Trades) position. Information technology is considered fully functioning in the HVAC trade area and is expected to be able to execute all general maintenance work. Tasks may include maintenance, repair, repositioning, fabrication, installation, alteration, construction, and design of facility components in HVAC systems.

Minimum Education/practice Required Minimum Appropriate qualifications:

Graduation from high school or equivalent. practice in the trade(s) areas related to the position's function may be substituted on a year-for-year basis.

University Preferred Appropriate qualifications:

Graduation from high school or equivalent and two years practice. practice in the trade(s) areas related to the position's function may be substituted on a year-for-year basis.

Essential Job tasks The FM Tech Mechanical Trades performs under the direction of the Facilities HVAC manager.
tasks include:
   » Responsible for performing routine maintenance of HVAC, and refrigeration equipment to ensure that machines continue to run smoothly, building systems operate efficiently, and/or the physical condition of buildings does not deteriorate.
   » Use electrical test devices to troubleshoot and repair HVAC electrical control circuits.
   » Able to independently install HVAC compressors
   » Diagnose mechanical problems and determine how to correct them by checking blueprints, repair manuals, or parts catalogs as necessary.
   » Use tools ranging from common hand and power tools, such as hammers, hoists, saws, drills, and wrenches to precision measuring instruments and electrical and electronic testing devices.
   » Use expertise and skill in Building Automation Systems (BAS) to complete tasks as needed.
   » Look up and order parts using Archibus maintenance management system
Other Work Responsibilities
   » May function as a lead worker and be called upon to provide technical assistance and mentor other facility maintenance technicians, therefore must possess strong expertise of fire, building, electrical, and mechanical codes to maintain compliance with State, Federal, and University regulations and standards.
   » Work with minimal supervision or instruction, and is expected to complete work with a high level of competence and professionalism, in compliance with generally accepted trade practices.
   » Perform other tasks as assigned and/or delegated to support all operations.
   » Record everyday activities into the work order management system (Archibus) using a tablet
Departmental Preferred practice, expertise, Training/Education
   » High school diploma or GED Equivalency.
   » Four years of practice in the installation, maintenance, and repair of HVAC equipment is preferred.
   » expertise in the Electrical and Plumbing fields is preferred.
   » Proven track record in facilities preferred.
   » capability to effectively communicate the English language (reading, writing, interpretation, and comprehension).
   » Computer proficient.
   » expertise and skill with Google Chrome, Microsoft Word, and Excel, and availability to lgain new programs.
   » capability to effectively work/interact with persons from different backgrounds.
   » capability to foster and create an atmosphere of teamwork with co-workers.
   » Selected candidates must have the mental and physical capabilities to execute the essential functions of the position with or without reasonable accommodations.
Necessary Licenses or Certifications
   » The position requires current Universal Certification by the EPA 40 CFR part 82, Subpart F.
   » A valid driver's license is required. The FM Tech Mechanical Trades operates assigned vehicles on and/or off campus and is required to possess, maintain, or obtain a valid driver's license upon appointment to the position.
   » Positions may be required to possess and maintain required certification, licensure, educational level, and/or practice criteria as applicable to the tasks being performed and follow applicable building codes.
