Mandatory Position This position is designated as ?mandatory' and, when contacted to report to work, its incumbent is expected to reach the campus as expeditiously as possible using normal precautions as dictated by the adverse weather conditions. Primary Purpose of Position The position is considered to be fully functioning in a mechanical trades area. Additionally, this position is expected to be able to execute all general maintenance work in the RUP Shop. Tasks may include maintenance, repair, placement, fabrication, installation, alteration, construction, and design of facility components in assigned buildings. Minimum Education/practice Required Minimum Appropriate qualifications: Graduation from high school or equivalent. practice in the trade(s) areas related to the position's function may be substituted on a year-for-year basis. Essential Job tasks The FM Tech Mechanical Trades performs under the direction of the RUP Shop manager. tasks include, but are not limited to: 1. Maintain, repair, and alter commercial hot water/ steam systems and equipment requiring the application of expertise in planning, problem-solving, attention to detail, teamwork, communication, and adherence to safety. 2. Perform relicapability-centered maintenance to ensure that commercial hot water/ steam systems run smoothly, building systems operate efficiently, and/or the physical condition of the building does not deteriorate. 3. Perform hot water/ steam system testing and monitoring and make recommendations for improvement/repair. 4. Diagnose commercial hot water/ steam problems and determine how to correct them, checking blueprints, repair manuals, or parts catalogs as necessary. 5. Perform basic commercial HVAC, plumbing, and general building maintenance service work as required. 6. This position is critical to campus research and its capability to operate seamlessly 24/7/365. Adherence to an on-call rotation is required. Other Work Responsibilities 1. Function as a lead worker, and be called upon to provide technical assistance and mentor other facility maintenance technicians as required. 2. Demonstrate a solid expertise of fire, building, electrical, and mechanical codes to maintain compliance with State, Federal, and University regulations and standards. 3. Work with minimal supervision or instruction to complete work with a high level of competence and professionalism in compliance with generally accepted trade practices. 4. Record everyday activities in the order tracking system (Archibus) using a tablet. 5. Perform other tasks as assigned and/or delegated to support all operations. Departmental Preferred practice, expertise, Training/Education » Graduation from high school or equivalent and four years practice. practice in the trade(s) areas related to the position's function may be substituted on a year-for-year basis. » Ten years practice in performing commercial hot water/steam system operation and repairs desired. » practice in commercial HVAC, plumbing, and/or general building maintenance work. » North Carolina DOL License/Certification for Boilers. » Solid working expertise of Low Pressure Boilers. » Proven track record in facilities maintenance and repair. » Plumbing/Pipe-fitter journeyman card preferred. » Current Universal Certification by the EPA 40 CFR part 82, Subpart F a plus. » capability to effectively communicate the English language (reading, writing, interpretation and comprehension). » Computer literate. expertise and skill with Google Applications, Microsoft Word and Excel, and availability to lgain new programs. » capability to work/interact with persons from different backgrounds. » capability to foster and create an atmosphere of teamwork with co-workers, visitors, building occupants, and the entire campus community. » Selected candidate must have the mental and physical capabilities to execute the essential functions of the position with or without reasonable accommodations.
