Position DescriptionThis is a full-time position reporting to the manager/Facility Maintenance. The technician performs a variety of general maintenance tasks as required and in support ofHVACsystems, electrical, mechanical, plumbing, etc. The technician will assist the maintenance team with preventive maintenance of equipment in campus buildings and greenhouses totaling approximately 500,000 sq. ft. and help to keep all buildings safe and in good working condition for faculty, staff, students and visitors. Performs other related tasks as required.Core tasks will include the following: » Performs routine maintenance on theHVACsystems of the College. tasks include checking air conditioning/heating units to determine if they are functioning properly, cleaning and servicing units as necessary, changing belts as needed, changing air filters on a regular basis, etc., and maintaining records of work completed. » Investigates/diagnoses problems and performs repairs on various heating, cooling, and ventilation equipment. » Reviews blueprints and job specifications to determine best method of installing heating and ventilation systems, and installs heating and ventilation systems where appropriate. » Performs electrical maintenance tasks which include changing lights and ballasts as necessary, troubleshooting electrical problems, etc. Also performs maintenance of fire alarms, clocks, emergency lighting, outside lighting, electrical panels, and equipment. » Performs a variety of general maintenance tasks such as: assisting with in-house construction projects, plumbing repair, snow/ice removal, storm cleanup, painting and grounds maintenance. » Participates in the setup and tear-down of MerleFest electrical connections. » Operates computer-located system to set building/room temperatures andHVACrun-time schedules. » Operates and/or utilizes a variety of types of equipment upon completion of proper training. Equipment includes: forklift, scissor lift, aerial platform, generator, gas torch, mechanic's tools,HVACtools, electrician's tools and supplies, campus vehicles, etc. Must possess and maintain a valid N.C. driver's license. » Ensures compliance with all applicable building codes and maintenance of a safe work environment in conformity with established protocols/procedures. » Keeps detailed records of work performed and parts used. » Other tasks as assigned by manager.
